{"id":11169,"date":"2014-01-22T23:55:26","date_gmt":"2014-01-22T23:55:26","guid":{"rendered":"http:\/\/utel.mx\/blog\/?p=11169"},"modified":"2023-03-10T16:56:04","modified_gmt":"2023-03-10T16:56:04","slug":"finanzas-que-es-el-impuesto-predial","status":"publish","type":"post","link":"https:\/\/utel.mx\/blog\/10-consejos-para\/finanzas-que-es-el-impuesto-predial\/","title":{"rendered":"Finanzas: \u00bfQu\u00e9 es el impuesto predial?"},"content":{"rendered":"<p dir=\"ltr\">El impuesto predial es el valor catastral de un inmueble, es decir, un gravamen a que est\u00e1n obligados a pagar todos los propietarios de inmuebles sean industriales, comerciales o vivienda particular.<\/p>\n<p>El departamento de Tesorer\u00eda de cada entidad se encarga del c\u00e1lculo del valor del inmueble a partir de las proporciones del terreno y el tama\u00f1o de la construcci\u00f3n; otros valores como la plusval\u00eda y sector de ubicaci\u00f3n determinan el coste del impuesto.<\/p>\n<p>De acuerdo a cada persona y clase econ\u00f3mica, las entidades gubernamentales pueden aplicar diferentes descuentos, por ejemplo: \u00a0los grupos vulnerables, pensionados por edad, incapacidad por riesgos de trabajo, mujeres divorciadas, jefas de hogar o madres solteras que sean el sost\u00e9n de la familia.<\/p>\n<p>El gobierno apoya a aquellas personas que tienen pago puntual durante los dos primeros meses del a\u00f1o, del mismo modo realiza descuentos significativos a aquellos que realicen sus pagos mediante plazos diferidos. Con la boleta que llega al domicilio es posible realizar el pago en las oficinas de administraci\u00f3n tributaria y as\u00ed obtener una l\u00ednea de captura.<\/p>\n<p>El dinero recaudado est\u00e1 destinado al mantenimiento de los alrededores de las propiedades, tala de \u00e1rboles, servicio de limpieza, asistencia el\u00e9ctrica, as\u00ed como campa\u00f1as de cuidado al medio ambiente.<\/p>\n<p>En caso de vender o traspasar una propiedad es necesario haber cubierto el impuesto predial desde la fecha en la cual habit\u00f3 el inmueble por primera vez, hasta el \u00faltimo propietario del mismo; en caso de haber alguna anormalidad en el historial, no ser\u00e1 procedente ninguna transacci\u00f3n.
